You only have one chance to make a first impression.

We will help give your home lasting impressions that buyers will aspire to in every room.  It can be very difficult to look at your own home objectively, but objectivity is exactly what you need to get your home ready for buyer’s eyes. 

It's best to stage your home before you list; however, if your home is already listed and not selling, make the investment in home staging as it will be far less expensive than your first price adjustment. 

WORKING CONSULTATION
$249 for up to 2 hours, additional time billed @ $75/hour 

 

I call this a consultation, but it’s really a working session.  It can take anywhere between 2 and 4 hours, and during this time we will go through your house room-by-room to create a plan of action to get your home sale ready.  Minor changes, such as re-arranging furniture and artwork, deciding what accessories to keep out and what to pack will be done during this time. 

At the end of the consultation you will receive a detailed list of everything we talked about, including the colors for each room if painting is needed.   You can then choose to do the rest of the work, if any, yourself or you may have us come back to complete the job for you.  We are happy to put you in touch with the appropriate people for larger scale projects that may be needed. 

HOME STAGING
$75/hour 
 

As a full-service home staging company, Sold by Design can return to your home and implement as many of the recommendations from your initial consultation as you wish.  We can arrange for everything from repairs, painting, re-arranging furniture, de-cluttering, and more!  We are happy to help you with as much or as little as you like, depending on your needs and budget. 

VACANT PROPERTIES
$249 plus set up time @ $75/hour
 

Only 10% of people are able to visualize the potential of an empty space, so you may be losing 90% of the market by leaving a home vacant.   Adding furniture and artwork will not only give the home a lived in feel, but will provide reference points which enables people to picture their own furniture in the space and imagine themselves living there.

 

The money you invest on rental furniture will benefit you with a higher sale price and / or you will save money with a quick sale (no more mortgage payments on a 2nd home, utilities, maintenance, etc.).

 

We will take measurements and source rental furniture and accessories for you; then return on delivery day to ensure set up goes smoothly.
INTERIOR RE-DESIGN
$75/hour
